The Board of Adjustment shall have power to grant a variance of any of the provisions of the Houston County Zoning Ordinance to the extent of the following and not further:

- To vary and modify the strict application of any of the regulations or provisions contained in the Zoning Ordinance in cases in which there are practical difficulties or unnecessary hardships in the way of such strict applications; no variances or modifications of the uses permitted within a district shall be allowed, except as otherwise provided by the Houston County Zoning Ordinance.
- To hear and determine appeals as the exact boundaries of Land Use Districts.
- To permit the extension of a district where boundary line thereof divides a lot in one ownership at the time of passage of the Houston County Zoning Ordinance, but such extension of any district shall not exceed 100 feet.
